What Are The DIfferences Between Building A Custom Versus Production Home

in Architecture

If you plan to become a homeowner, then you will need to decide on many factors concerning it. Many of these factors will involve the home’s characteristics, price, and area it is located in. Besides these, you also need to be able to ask yourself if a production home or custom home will be best for you.

While production and custom homes both have a certain style, they are also able to provide a warm, safe haven for the occupant. To have a complete understanding of both home styles, let’s understand the builders of these homes and why they are also different.

What Exactly Makes a Production Home Builder Different from a Custom Home Builder?

The main difference that exists when it comes to the builders of production and custom homes is the amount of input that a buyer has in the home’s overall design as well as any specific characteristics as the home gets built.

The builders of production homes produce a neighborhood and incorporate predetermined house plans, which only allow for limited options to be picked from.

The builders of custom homes produce homes which are coordinated with the prospective homeowner. They ultimately develop homes that are individualized and unique. They also provide more options for the buyer to choose from, which permits them to make customizations to the home.

How Do You Determine Whether a Home is a Production Home?

Also referred to as a tract home, a production home is constructed from predetermined house plans. The idea came about after WW2 when soldiers came home and started their own families with neighborhoods that were of high quality and affordability.

The Benefits of a Production Home

  • A lot of effort and time is saved by having choices restricted
  • They provide more affordability thanks in part to their efficient manner in which they are built, marketed, acquired, and ultimately sold

The Drawbacks of a Production Home

  • Control is forfeited with concern of the home’s overall quality, materials used, and how the home looks after it is completed.
  • The homes are identical to thousands of others built by the same builder. This takes away an individual’s need to have their own personality shown.
  • A production home is normally close-quarters to other production homes in the area. These areas are also made up of land that is cheaper and are considered suburban areas.

How Do You Determine Whether a Home is a Custom Home?

With a custom home, the homebuyer has a lot of say in the overall design of the home and builds it in accordance with plans that they have agreed upon.

Custom homes also differ in the characteristics, shape, size, and area where they are built. The only similarity that they have is the fact that the prospective buyer gets to provide their own input into the home design.

The Benefits of a Custom Home

  • They are customized to the homebuyer’s specific needs and requirements.
  • Ability and freedom to decide on size, layout, material, and finishes.
  • In the long term, you will save a lot of money. Especially when your custom home builder in Marco Island builds your home. They will have your custom home built right and with no issues concerning future repairs.

The Drawbacks of a Custom Home

  • Buyer may experience higher costs because of the required times needed to put into the build.
  • Buyer may experience difficulty when selling their home because of the customizations. Keep that in mind when adding a tennis court or basketball court.

Choosing Either a Production or a Custom Home

Being able to choose the type of home to live in is a great way to show what you like and what your tastes are. Your decision should also be motivated by your current state of affairs. Below are a few factors to keep in mind.

Overall Costs

Both production and custom homes are attainable regardless of the amount of income. However, with custom homes they sometimes lean towards the pricier side of the cost. This higher amount is caused by products which are more expensive and commonly seen in a build that is custom.

A custom home also lets the owner control many factors concerning resale details. They can decide on possibilities, which will help the home seem more inviting in the future, decrease market time, and improve the home’s total value.

The Home’s Location

The location of the home needs to be a deciding factor while deciding on a production home or custom home. Oftentimes, a production home is located in a suburban area made of similar homes on a single area of land. This type of area is normally less expensive in comparison to other urban areas. With a custom home, the choices are plenty when it comes to building the home anywhere you want. Whether it is a nice lake-side residence or a snowy landscape in the Rockies, a custom home build is always possible.

Your Own Preference

Over time, we have seen the production home start to provide many different floor plans as well as choices to make modifications, however limited. Because of that, a custom home is able to provide an increased amount of wiggle room when an owner wants to have a specific design integrated. They also provide a unique sense of ordinary that only the owner will understand the reasoning for. If you prefer to live in a home that only provides a standard living, then by all means go for it. But, if a need is foreseen in the future, then going custom may be the better choice for the long run.

What It All Boils Down To

At the end of the day, trying to consider a home that is either production or custom is all dependent on your personal desires. Often, you will experience lower cost with a production home due to the restricted options to include. Their area is also a smaller size geographically, due to a “bulk” of them being built.

With the custom homes, however, they are able to offer many choices for customizations. For example, having a custom home builder in Marco Island will be able to design spaces that have true purpose in a home and provide the homeowner with complete control of the property and home from start to finish.
